Design & Build Process

The First Meeting
The design build process begins with good communication. In our first meeting, we’ll listen carefully to your ideas and concerns about the form and function that you envision for your project. We’ll talk about your goals, priorities, and any budget considerations you have so that we can create a complete and meaningful proposal for the architectural design and construction.

The Design Proposal
The architectural design proposal follows a successful first meeting. If we’ve done our job well, the information contained within the proposal offers no surprises, just solutions. It will explain exactly what we plan to design and what the construction of such a project should cost within a given range.

The Design Phase
Upon acceptance of the proposal, the design phase begins. We meet at your home with one of our architects to review the goals of the project, and begin taking measurements, photographs, and asking more questions. Afterwards, preliminary schematic drawings will be prepared and presented to help choose among a few ideas. After a few meetings and some fine tuning, the plans and specifications are developed to the point at which we can get accurate construction pricing. Additional architectural work will need to be completed once you are ready to build, but not before we’re sure that we can meet your budget.

The Construction Proposal
Once the design is complete, a construction walk-through is scheduled and all of the necessary trades-people will see the project first hand. You’ll meet the people that will be performing the work on your home. After the walk-through, they will provide feedback on the design and the associated costs which we compile into a detailed construction proposal. The proposal will include every detail discussed with itemized breakdown of costs by tasks, labor and materials, allowances, options, a construction schedule with payment plan. Upon acceptance, the construction phase can begin.

The Construction Phase
Preparation of the construction documents required for permit application begins right away. Once ready, we can apply for the permits and begin planning and ordering materials that require lead time. A pre-construction meeting is held to make sure all of the necessary details and procedures are reviewed, and to introduce you to your project manager. Once the permits are ready, construction will begin!
